The Project
A unique commercial development of eight high quality, new build, light industrial units. Owned and managed by TDA on a new and expanding Business Park. As employer’s agent TDA successfully worked with local developer Midas Commercial Developments Limited on a £1.4m development, following acquisition of the site.
TDA’s experienced project team carried out this Design and Build project under JCT Design & Construct 2016 contract terms. Agreeing employer’s requirements with Midas Commercial Developments on the build of 12,000 sq ft, subdivided into eight separate business units. From land purchase to practical completion in just over six months. This included a full appraisal of the contract sum, to ensure best value for money and working closely with Midas Construction in order to provide the agreed industrial unit solution.
Challenges
Challenges on the project were minimal. Potential obstacles regarding easements for utility installations, required legal works, but were quickly addressed.
Results
The final development consists of a steel portal frame building on concrete foundations, with profile metal cladding to walls and roof including roof lights. To the front of each unit, there is a roller shutter door and a front pedestrian door, and a door to the rear of each unit. There is water, electricity, drainage and fibre connections to the front of each of units and a gas connection to the rear of the each of the units. The project was completed on time and on budget.
Units are available on a 5-year lease and will deliver against a locally identified economic need for this type of business premises.
